FAQ LBI Real Estate
ABOUT CAITLIN GREVE & WORKING WITH LBI CAITLIN
What makes you different from other Realtors on Long Beach Island?
I combine local knowledge, luxury marketing, and a highly personalized approach. I do not believe in a one-size-fits-all strategy.
Every client has different goals, whether they are purchasing a family beach house, investing in waterfront property, or selling a luxury home. My job is to create a customized plan that helps them achieve the best possible outcome while making the process as seamless as possible.
Why do clients choose you specifically for luxury, second-home, and waterfront properties on LBI?
Much of my business centers around second-home buyers and sellers, so I understand the unique considerations that come with owning a beach property.
From flood zones and rental potential to neighborhood dynamics and long-term value, I help clients make informed decisions. My luxury marketing background also allows me to position homes in front of the right buyers through professional branding, digital marketing, social media, video, and exposure beyond the local market.
How does your local connection to Long Beach Island help your buyers and sellers?
I have lived locally since 2005, attended high school here, and spent years building relationships throughout the area.
Being connected to the community allows me to provide insights that go beyond what you can find online. I can help clients understand which towns best fit their lifestyles, stay informed about upcoming or private opportunities when available, and connect with trusted local professionals.
How does being part of The Beach House Group | SERHANT. benefit your clients?
SERHANT. is a nationally recognized real estate and media brand known for modern luxury marketing, digital strategy, and extensive market exposure.
Through The Beach House Group | SERHANT., my clients benefit from cutting-edge marketing, national and international exposure, powerful digital strategies, and a professional network that extends far beyond Long Beach Island.
This allows me to market properties on a larger scale while still providing the personalized service and local expertise my clients expect.
What does your experience with luxury marketing and new development bring to a listing?
Early in my career, I worked on a 24-unit new development project. That experience taught me the importance of strategic positioning, branding, presentation, and understanding buyer behavior.
Today, I use those same principles when marketing luxury homes. Every listing receives a thoughtful marketing plan designed to highlight its unique features, attract qualified buyers, and maximize its value in the market.
What types of clients do you typically work with?
I primarily work with:
- Second-home buyers and sellers
- Luxury homeowners
- Waterfront property owners
- Real estate investors
- Families looking to make Long Beach Island part of their lifestyle
- Buyers searching for their first beach home
- Owners of multi-million-dollar coastal properties
Regardless of price point, my goal is to provide exceptional service, local expertise, and thoughtful guidance.
Do you work mostly with buyers, sellers, or both?
I work with both buyers and sellers.
Having experience on both sides of the transaction helps me better understand current market dynamics, negotiate effectively, anticipate potential challenges, and provide valuable insights throughout the process.
Do you work with clients who are buying from out of state?
Absolutely. Many of my clients live outside New Jersey and rely on me to be their local resource.
I regularly assist buyers through:
- Virtual showings
- Detailed video walkthroughs
- Local market analysis
- Neighborhood guidance
- Property previews
- Inspection coordination
- Connections with local attorneys, lenders, inspectors, and insurance professionals
My goal is to make the process as convenient and informative as possible, regardless of where the buyer currently lives.
How involved are you in the process from the first conversation through closing?
I am highly involved throughout the entire process. My clients work directly with me from our first conversation through closing day.
I pride myself on being accessible, responsive, and proactive. I want my clients to understand what is happening, know what to expect next, and feel supported throughout every stage of the transaction.
What should a client expect during the first consultation with you?
The first consultation is focused on understanding your goals.
We will discuss your:
- Timeline
- Priorities
- Preferred locations
- Budget or desired selling price
- Lifestyle needs
- Concerns
- Financing or proof-of-funds status
- Definition of a successful outcome
Whether you are buying or selling, I will provide an overview of the market, explain the process, answer your initial questions, and outline a strategy tailored to your situation.
How do you help clients who are new to the LBI market?
Long Beach Island is a unique real estate market, and every town and neighborhood offers a different experience.
I help clients understand:
- The differences among LBI communities
- Oceanfront, oceanside, bayside, bayfront, and lagoonfront properties
- Beach and boating access
- Flood-zone and elevation considerations
- Rental demand and potential
- Walkability and local amenities
- Property-maintenance considerations
- Long-term value and resale potential
My goal is to help clients choose both the right property and the right location.
How does your role as co-host of the Inside LBI Podcast help you stay connected to the island and local market?
Co-hosting the Inside LBI Podcast allows me to regularly connect with local business owners, community leaders, residents, professionals, and visitors.
These conversations give me a deeper understanding of what is happening across the island and help me remain connected to the people, businesses, events, and trends that make Long Beach Island such a special place.
What is one thing you wish more buyers understood before shopping for a home on LBI?
The “perfect” beach house often does not exist, but the right one does.
Buyers who focus on their true priorities rather than a perfect checklist tend to recognize the best opportunities. It is also important to understand that location often has a greater effect on long-term enjoyment and value than cosmetic features that can be updated over time.
What is one thing you wish more sellers understood before listing a home on LBI?
Pricing is a marketing strategy, not simply a number.
The homes that generate the most attention and strongest offers are often those that are positioned strategically from the beginning. Proper preparation, presentation, pricing, and marketing can matter just as much as location when it comes to maximizing a property’s results.
